The Kaw Valley Damp Problem

North Topeka, Oakland, the bottoms and the valley towns west of the city share a hardware problem the rest of the metro does not have.

The mechanism

A persistently high water table keeps the slab damp, and a damp slab keeps the steel resting on it damp. Corrosion starts where the metal meets the concrete and works upward, so the damage is invisible from standing height for years.

Where it shows first

The lift cable at the bottom fitting, because that is the sharpest bend in the cable and the lowest point on it. Then the bottom section, corroding from the inside face outward. Then the bottom brackets themselves.

Why it is a safety issue rather than a maintenance one

A corroded cable does not fray gently and give warning. It lets go, the door drops on one side, and the other cable and the springs take a shock load they were not designed for. This is the single most common way a routine repair becomes an emergency in these neighbourhoods.

What actually helps

An annual look at both bottom fittings, galvanised or better-coated hardware when anything is replaced, and a bottom seal that actually seals so standing water is not sitting against the section. On a new door, specifying for the environment matters more here than specifying for appearance.

What does not help

Replacing the weather seal repeatedly in the hope it fixes a gap. If the gap persists, the section or the floor has moved and the rubber is not the problem.
